Although we are equipping our seller clients with marketing tools that include virtual video tours to safely market their properties to prospective buyers, below are many of the examples of the best practices, procedures, guidelines and protocols that we are actively adopting to provide the safest real estate experience once buyers decide to take a closer look by physically attending a pre-scheduled viewing.

Staying Connected:

While face-to-face contact is challenged during the period of social distancing, there are other ways to maintain a personal connection with your agent. Video calling tools such as FaceTime, Zoom, Microsoft Teams and WhatsApp, can help when face to face is not available or the best choice and can be more effective than a phone call.  These can also prove to be useful if you wish to view aspects of a property not shown through the listing.

Above all, it’s important that you’re taking precautions to ensure your personal safety, and the safety of others during your home search. I have been using these tools for a while now, before the pandemic, and I will continue to utilize the best, most advanced technologies to market my clients properties.


Showing your home:

•    During regular circumstances, you may choose not to be home during a showing. During the COVID-19 pandemic, please use your discretion when it comes to this decision.
•    Prior to confirming the property showing  I will verify you (and the viewers) are symptom free and have not been in contact with anyone with a COVID-19 diagnosis.
•    Buyers and Buyers Agent will be asked to sign a Waiver to reduce liability exposure.
•    Limit showings to only one buyer group at a time. No extended family members, or others should be allowed in the home to reduce the amount of people in the home.
•    Proper social distancing.  Remain six feet away from everyone throughout the showing.
•    Please ensure that all lights are on prior to Buyers arrival.  Clean all common surfaces (door handles, counter tops, etc...).  Doors should be left open if possible.  
•    Buyers agent will be asked that conversations between the buyer and their agent should be conducted outside of the home and off the property.
•    Prior to entering, safe hygiene should be practiced by disinfecting hands with the provided




Open Houses:

Open Houses are allowed but should be carefully considered and conducted with strict guidelines.

•    Buyers and Buyers Agent will be asked to sign a Waiver to reduce liability exposure prior to entry.
•    Limit showings to only one buyer group at a time. No extended family members, or others should be allowed in the home to reduce the amount of people in the home.
•    Proper social distancing.  Remain six feet away from everyone throughout the showing.
•    Sellers will be asked to ensure that all lights are on prior to Open House.  Clean all common surfaces (door handles, counter tops, etc...).  Interior doors should be left open if possible.  
•    Buyers and Buyers Agent will be asked that conversations between the buyer and their agent should be conducted outside of the home and off the property.
•    Prior to entering, safe hygiene should be practiced by disinfecting hands with the provided sanitizers.  Masks will be provided if they do not have their own.



Looking at homes to buy:

•    Prior to confirming the property showing, I will verify you (and your family) are symptom free and have not been in contact with anyone with a COVID-19 diagnosis.
•    Limit showings to the least amount of people at a time. No extended family members, or others will be allowed in the home to reduce the amount of potential risk to you and the Sellers.
•    Proper social distancing should be observed.  Remain six feet away from everyone throughout the showing.
•    I want you to get a good look at the house but we will try to be as brief as possible. Conversations between the us regarding the property should be conducted outside of the home and off the property.
•    Prior to entering, safe hygiene should be practiced by disinfecting hands with the provided sanitizers.
